This website is operated by VIPAbodes Ltd and Abodebookings Ltd (together referred to as “VIPAbodes”, “Abodebookings”, “we”, “us”, or “our”).

By accessing our website or making a booking, you agree to be bound by these Terms.

1. ABOUT US

VIPAbodes operates within the short-term serviced accommodation sector.

We may act in one of two capacities:

• As accommodation provider (where properties are owned, leased, or operated directly by VIPAbodes Ltd), or

• As booking agent (where accommodation is provided by independent third-party property owners or managers (“Suppliers”) via Abodebookings Ltd)

The role applicable to your booking will be made clear during the booking process.

2. USE OF OUR WEBSITE

By using our website, you agree that you will:

• use the website only for lawful purposes

• not misuse, disrupt, or attempt to gain unauthorised access to the website

• not make fraudulent, speculative, or false bookings

• not copy, distribute, or exploit website content without permission

We reserve the right to restrict or terminate access to our website at any time.

3. BOOKINGS

3.1 Booking Process

Bookings may be made online, by email, or via telephone.

A booking becomes confirmed when:

• availability is confirmed, and

• payment terms are agreed and accepted

3.2 Booking Responsibility

The person making the booking (“Booker”) confirms that:

• they are authorised to make the booking

• they accept these Terms on behalf of all occupants

3.3 Property Providers

Accommodation may be provided by:

• VIPAbodes Ltd, or

• independent third-party Suppliers

Where a Supplier provides the accommodation, the contract for the stay is between you and the Supplier.

4. SUPPLIER TERMS

Some properties are operated by third-party Suppliers.

Where applicable:

• additional Supplier terms and house rules may apply

• you agree to comply with those terms

We act as an intermediary and do not control or enforce Supplier terms.

5. PRICING, PAYMENTS & CANCELLATIONS

5.1 Pricing

Prices are provided per booking and may vary depending on the property, dates, and Supplier.

5.2 Payments

Payment terms will be confirmed at the time of booking.
Full or partial payment may be required before check-in.

5.3 Cancellations & Refunds

Cancellation and refund terms:

• are set per booking, and

• will be communicated before confirmation

Unless stated otherwise, bookings may be non-refundable.

6. SECURITY DEPOSITS & DAMAGE

A security deposit or card pre-authorisation may be required.

Guests are responsible for:

• any damage to the property

• additional cleaning costs

• breaches of house rules

Costs may be deducted from deposits or charged separately.

7. GUEST RESPONSIBILITIES

Guests must:

• comply with all property rules

• not exceed occupancy limits

• avoid causing damage, nuisance, or illegal activity

• provide valid identification if requested

Failure to comply may result in:

• cancellation without refund

• removal from the property

8. OUR ROLE

8.1 As Agent

Where we act as a booking agent:

• we introduce guests to Suppliers

• we do not own, manage, or control the property

• the accommodation contract is between you and the Supplier

8.2 As Provider

Where VIPAbodes Ltd provides the accommodation directly, we act as the accommodation provider.

9. PROPERTY INFORMATION

We rely on information provided by Suppliers.

While we take reasonable care:

• property descriptions, images, and amenities may vary

• we do not guarantee that all details are complete or up to date

10. LIABILITY

To the fullest extent permitted by law:

• we are not responsible for acts, errors, or omissions of third-party Suppliers

• we are not liable for indirect or consequential losses

• we are not responsible for issues arising from property condition, availability, or services provided by Suppliers

Nothing in these Terms excludes liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence.

11. FORCE MAJEURE

We are not liable for failure or delay caused by events beyond our control, including:

• natural disasters

• government restrictions

• utility failures

• Supplier operational issues

12. INTELLECTUAL PROPERTY

All content on this website, including text, branding, and images, is owned by or licensed to VIPAbodes.

You may not reproduce, copy, or use any content without prior written permission.

13. PRIVACY

We process personal data in accordance with our Privacy Policy.

14. RIGHT TO REFUSE OR CANCEL

We reserve the right to:

• refuse any booking

• cancel bookings where necessary

• remove users who breach these Terms

15. GOVERNING LAW

These Terms are governed by the laws of England and Wales.

Any disputes shall be subject to the jurisdiction of the courts of England and Wales.
